Attract GTA Homebuyers With These Simple Tricks

Prepping your home for sale should always start from and revolve around what buyers need and want. As a GTA seller, you want to attract as many homebuyers to your listing as you can, and to do that, you need to be on top of the game. Here are a few tips that can help you position yourself as a desirable seller in the real estate market, especially now when GTA homebuyers are reentering the market in full swing after the COVID-19 pandemic break in the spring and summer. Here is what you can do on your part:

FOCUS ON HOME FEATURES THAT MATTER 
As a seller, you will probably want to do some updates around the home to strengthen your position among homebuyers, and of course, to sell at a higher price. However, committing to high-end projects and extensive renos is probably not the best way to go. 

Focusing on smaller but highly noticeable features is key, like new lighting to enhance the home’s mood, new modern appliances, or freshly painted walls. You may also add highly-functional but nice-looking furniture pieces, like  a dining bench or multi-purpose table that transforms from a coffee into a dining table (both popular with homebuyers for the past couple of years due to their aesthetics and space-saving functionality), etc. Such investments are especially valuable if you are selling a condo where space optimization is high on the condo buyers’ list. 

IF YOU LIVE IN A DETACHED, MAKE USE OF THE OUTDOOR SPACE 
An outdoor space creates value, so having a nice backyard or an easily accessible driveway are features that can be highly utilized. People love having their own outdoor retreat corner, so make sure to create one for potential homebuyers. If you live in a Detached, make sure your backyard is well-maintained and neat, i.e., mow the lawn and pick up the leaves regularly. Add a lounge and/or a barbecue area with a table and a few cozy chairs to show its usability potential. Even if you live in a GTA condo, utilize the balcony by creating a cozy corner with cushions, flower pots, outdoor chairs, etc.  

Never underestimate the power of an outdoor space and always make sure to make it look nice and  showcase it in your listing ad. 

DECLUTTER AND ORGANIZE ALL ROOMS IN YOUR HOME 
Before you put up your listing for sale and have a photo shoot, make sure everything that creates clutter is gone. Remove personal items from the living room, like personal photos, medals, etc. Free the kitchen counter, hide all cleaning products, spices, and other random items. 

In the bathroom, make sure the laundry basket is empty, there are no shampoos, shower gels or toothpaste laying around and showcase nicely folded towels and a clean nice bath rug for an overall effect.

Make sure all faucets and tiles (in the kitchen and bathroom) are clean and shiny. Decluttering and cleaning will make your entire home look neat and organized. You will gain more in usable space, and it will help homebuyers focus on the highlights of your home and the selling features without any distractions - first, when they browse the photos, and later when they visit.
